The landlord does not repair in a timely manner and does not respond to calls in a timely manner. The house conditions are not acceptable (mold & mildew, cracks and water damage). Appliances, heating, electricity, water tax is not included in rent. Make sure to get everything in writing or else he accuses you of lying.
