First of all,
You should all know about 5 criterias of this 3601 rue sainte famille building.

Safety:
The safety of the building is at 100%, there is always somone at the Lobby watching who is coming and leaving. If you do not have your key to enter, you will get asked if your a visitor or tenant. Afterthat once they know you, The guards and tenant at this building are very helpful. Everytime you are coming from outside with heavy gorceries or heavy things in your hand if the guard knows you, they will come to open the door. They have cameras all over the building, i never needed to lock my door in 3 years running whenever I used to stepout to smoke or to go get something from my car.

Clean:
I will be honest with you, Sometime you smell pot, or food curry or cigarette when you walk on the hallway. But its an appartment building with a lots of multicultural family, single parents, students, workers and seniors. You have almost 15-18 appartements on the same floor. In this 3 years, I have seen people from management cleaning the hallways every week with vaccum and they always keep the elevators neat & clean. I have dust alergy and I barely sneezed on the hallway or elevators.. We also have a small garbage shaft beside the elevators. You dont have to worry about going all the way to the basement late night to throw your trash, if you a medium size bag in the kitchen garbage can or bin you can go and throw it out,

Noisy:
Well telling the truth, I have a little l toddler, and trust me she is like a party rocket all the time and yet I never had any complains. People here understand that you have a kid and trying to make peace with you. The walls are pretty solid soundproof too. You can barely hear your neighboors. Weekends you can hear doors shutting loudly and little bit of music. But its the weekend. But on regular basis days, its always quite and easy going.

Building Accomodation:
it has 2x 24/7 hours working Elevators.
Cameras in the entrance of the building& every floor on the hallway,
Front door is never unclocked so you will need the key to enter,
In my 3 years Experience i was able to see 2 Landlords chaimn.
They were both nice, Once my door key was broken, i just got a replacement key and no question asked neither any fees, I had accidently broken my closet, they fixed. They work from Mon. to Friday 8AM - 4PM.
So if you seek the landlord, you might not get the result right of way. But they will give you a time and they will come and fix it for you.
No matther if your home or not and they do not charge anything neither they treat you badly.
They are very sensitive about your privacy and they will not do any harm in anyway while fixing your appartment,even though you are sleeping.

Beside/Around/Parking:
Parking is not easy on the weekend, and holidays because of the clubs near by. Very safe neighboor hood though,
You always see people walking on the street. There is always police close by, So you dont really have any feelings of being stalked or anything. no one asking for money Mostly drunk students on the streets, its the "McGill Ghetto area" meaning 90% of thus people that you cross on your path are from McGill students. Very friendly in winter time when your car get stuck. Ppl will come willingly to help you out.
You got almost everything within 750 meters: groceries such as Metro, Provigo, Inter Marché 4 brothers and even 2 Jean Coutu and 1 of them is open 24/7.
You also have access to Bixiescycles & the Communauto & Car2Go vehicles parked beside the building.

Overall:
The building offers only » 1½ + 2 ½ + 3 ½ » thats it, Its sad they dont offer 4 ½ *** otherwise I would not move
But really good management. very friendly people. Interior Parking is 150$/monthly but if your pay 170$/yearly you get to park on the sector street parking.
On the week, there is always a parking, There is a medical clinic 200m from the building.

Please, if you are reading this, do not ever think about living here.
I cannot urge you enough, there are bugs EVERYWHERE, living here during the summer or winter is a complete nightmare. Keep in mind there is no AC, if you leave the windows open expect a swarm of bugs on top of the ones already living inside your walls.
The same applies for winter when it comes to moths, the neighbors I had were a complete nightmare, the entire place smells disgusting.

Good location for public tranportation, groceries, restaurants and nightlife.
Terrible landlord who ignores all problems and treats you like crap if you complain. Noisy, dirty building with bugs and deteriorating construction and unsafe electrical installations. Silverfish all over the place. Constant smoke and smells that seep into your apartment from other apartments. Superintendant is miserable to you if you dare complain about the problems, and nothing gets repaired, or takes forever before it does. They will let themselves into your apartment with no prior notice. If you have any non-white friends, expect them to be asked where they are going every time they visit you. Terrible!

Great location
Unclean, noisy building, Bugs, landlord arrogant and indifferent. Useless building manager who treats you like garbage if you dare complain about any of the many problems.
