This is easily the worst of landlords - he treats tenants like slumdwellers. Do NOT give him your money. You'll just end up moving away because of a mice or bedbug infestation, or because he's a bully and makes you live in squalor while a beautiful heritage building crumbles to the ground.
Tenants all live with leaking ceilings, decaying walls, lack of security at front doors, a dirty chamber for laundry, but all put up with it because they can't afford to move out.

Landlord bullies and gaslights knowing that most people won't go to the Regie. Apartments are not heated adequately, and he does not care about following the laws and pretends that it's not a problem that he doesn't heat the units adequately. He is verbally aggressive/rude, and he doesn't fix things adequately. He comes multiple times to fix the same problem, pretends it's not a problem until it becomes terrible, and still does a terrible job fixing it - he clearly never wants to hire someone that can actually do the job. Mice problems, heating problems, terrible plumbing, paint that sweats yellow paint that falls down the wall in the bathroom. Landlord does not act in good faith despite pretending that he does.
I have seen reports for bedbugs in his units, as well.

I met with the landlord and he shook my hand and I filled out a form to take over a friends lease
I than gave my current landlord notice
The landlord then asked for a co-signer even though I have gave him 3 references which he never called, and a work pay stub which he didn't believe I was making that much (very rude). And I found a co-signer and then he said he changed his mind.
I did everything he asked and more and he still led me on and let me down now I need to find another apartment because he changed his mind.

The area is really nice, right in front of the park (Parc Lafontaine)
The landlord doesn''t take care of the building in any way, he doesn''t appreciate when you ask to fix basic stuff and can be verbally aggressive.
