Management asks for an illegal key deposit because they know they can take advantage of students who don't know their rights. They also won't return the deposit despite the keys being returned. They basically use it as a security deposit --"We will mail you back your deposit once we confirm that there are no damages in the apartment" ... that's not a key deposit (which is illegal) that's a security deposit (also illegal). Its been almost 6 months since I've moved out that apartment and I'm confident that I will never see that money. Besides this, we were told that our apartment would be cleaned prior to us moving in. When we arrived, the apartment was filthy with literal garbage from the previous tenants still there. Broken furniture, dust everywhere, an actual garbage can with trash still inside. But when it came time for us to move out, there was a full inspection of the place (because we butt heads with the landlord over the deposit I'm sure). Walls were also very thin and we had constant problems with being kept up by our neighbors

WOULD NOT RECOMMEND LIVING HERE

Most places around McGill are a bit rundown in general but for the amount you'd pay here can get something way better. It seems easy to live here because they advertise a lot but just keep looking

The landlord of 456 is an unnecessary additional stress to the daily life of a university student. The company takes advantage of undergraduate students knowing they lack basic knowledge of the law. From taking illegal key deposits to never returning them, to withholding on central heating (which makes for a miserable winter in these subpar apartments) to save company spending (I assume), it is clear that the landlord doesn't care for their tenants. In the winter months, the heater would be on for maybe 3 hours a day, and after constantly asking the landlord to turn it on, they'd argue that I have issues with me that make me feel cold. There were various other instances that made me and my roommates feel unwelcome in the building.

The apartments are in very poor condition and lack proper maintenance. As other comments express, this feeling of neglect by the landlord isn't just a one off case but part of an overall trend and experience. Attempting to seek help or get in contact with the landlord will likely result in a condescending and unsympathetic reply.

The location may be prime, but it is literally one building in a neighbourhood of hundreds. If you're looking for housing which doesn't add stress to your already stressful life, I'd suggest looking elsewhere.

My experience with P. as a land lord has been absoultely challenging to say the least. From my personal experience, she takes advantages of students and I highly reccomend that the tenants know their rights. I signed a contract and paid for September 1st, however, when I arrived, my apartment was completely under renovation and was not liveable. When expressing my concern to P., she would respond condescendingly and was of no assistance. I had to contact the Régie du Logement on two separate occasions due to a violation of my rights. Other students in the building have expressed a similar concern and disappointment when communicating with P.. The positive thing about the apartment is it is very close to school and they have a lovely couple who are the caretakers.

The management office is extremely bad and very mean to tenants. The building may look Ok outside, but it is terrible inside. Though it is close to Mcgill , it is far from biology building and located on the hill. Besides, there is no elevator. After one year almost everyone leave the building. One more thing, they collect key deposit ($150), but don't give it to them because it is actually illegal and they resist returning the deposit after lease.

great location to mcgill university
Landlord Company was a nightmare to work with and the building was in bad condition
