Love it here, have been here for almost 5 years now. So peaceful, My place is gorgeous. Completely renovated.
The building is spotless. The cleaning guy thy hired a few years ago does an amazing job.
Had one repair to do in my apt and it was taken care of right away.
The owners are always improving the building, we are on a fob and remote entry now :)
New supers are amazing! So friendly and always available!
10/10 would recommend, and have had 3 friends move into the building :)

I don't understand the previous reviews. I love living here. (Been here for over 20 years) yes we got a bigger increase then last year, but they did major renovations on the building. Completely changed the outside of the building. It's beautiful! I love sitting outside now. It's the nicest building in the area. I have the best view of the mountain from my apt,
Toula the super is awesome, such a sweetheart. my sink was leaking and I called her about it, within 20 minutes her husband came up and fixed it.
The pool is great, and the sauna is amazing, after a long day it's so relaxing to take a steam.

There are buses that come right outside the door (20 steps away), metro is down the street, and an IGA being built behind the building. + we're down the street from the Monkeland village


I highly recommend the building.

Cons:

- Garage is not secured by todays standards (a simple, easily duplicated key will get you entry. Several break ins and vandalism occured).
- The front door to the building is often left opened.
- Varnish they use to "redo" the floors is extremely strong and the fumes make most tenants feel sick.
- By redo, I mean enjoy your floors for no more than 3 months before the tiles start popping off again.
- By redo, I mean only the parts of the floor that they deem worthy of redoing.
- Washing Machines & Dryers don't wash or dry properly. And he won't let you have your own Washer/Dryer in your apartment, even if portable.
- The pool area is always grimy.
- Noticeable drop off on general upkeep and maintenance since the new Janitors came in (several years now).
- A friend of mine phoned to inquire about renting, Janitors told them nothing was available (I know for a fact there was vacancy).
- You don't have control over the heat (only on or off, when they allow it). To give an example, in the spring/fall it's the worst as after a warm spring day they will turn off the heat, then the very next night will be a cold one, and they won't turn it back on.
- Landlord tries to abuse the rent increase.

Pros:

- Nice neighbourhood.
- 7 minute walk to Villa Maria Metro.
- Decent fellow tenants.
- Indoor Parking available (though for an extra cost).
- Unlike a previous reviewer, I found fellow tenant noise levels low and well insulated (noise, not temperature).


Do your due diligence and don't believe a word he says, he's sneaky. He owns multiple buildings. You're treated as a number; nothing else. Keep in mind he actively will try and be as cheap as possible in all scenarios.

I do not encourage anyone to live in that building. The building is never clean. The janitors are extremely rude and they swear any time you ask for repair, complaining they are overwhelmed. The cars in the indoor parking have been broken and stuff stolen on many occasions. So noisy area and neighbors, some times with pot smokers and baby cries overnight. Besides the washing machines always have problem and you need to find the right time when the good ones are available!!!! For over 100 units in the building this is terrible.

It can't be worse and don't be deceived with the looks. Just remember never clean and janitors are extremely rude and not shy to use the f words

You mostly deal with the Supers, although the landlord is around about once a day. They're pretty nice. I've found that most of the time the supers will fix the issues for me, however some times she forgets. As long as you remind her, she generally gets it done pretty quickly. However, if you see the landlord, he will make sure it gets done almost immediately. The landlords are the best I've ever ever dealt with. The pool is beautiful, although its long but skinny. So it can get crowded. But the sauna is great!

UPDATE: I lived there for three years. Every single year, the landlord would try increasing the rent way above the allowed amount. Every time, I contested it. For the final year, we went to the Régie du Logement to sort it out and, guess what, the increase set by the Régie was below what he tried to get. As a consequence, he had to pay the administrative fees.

You don't deal directly with the landlord, but with the janitor. Generally, when you ask about maintenance issues, you are asked to fix them yourself (e.g., fridge lamps, painting the bathroom ceiling, having proper isolation for the AC slot in the wall).

The noise insulation is unfortunately very, very bad. You can hear your neighbors on either side, whenever they engage in intimate behaviors, decide to play music, or watch a movie on high volume in their living room. Hopefully, your neighbors on either side won't be too much of a burden.

The heat (included in rent) warms up the entire apartment nicely.
Apartments that face Terrebonne (rather than Côte Saint-Luc) are very well lit in the morning, and your view on the park is very appeasing.

The pool is nice and warm, but if someone else is already in it, there is barely any room for another person to share.
