For the past 6 months, the management team seems to be shaping up a lot better than in the past. People have come and gone, and the new team is awesome. They are very kind, and have done repairs very quickly when needed (once my fridge stopped working late at night, and they showed up with a new one within the hour).
It's true that the company is based in Ontario, which is why they think they can get away with things that are not legal in Quebec. As long as you know your tenant's rights, it is not an issue.
The location is amazing - close to both the orange and green lines - and I love having a pool, sauna and gym in the building, especially in the winter. I have been living here happily for the past two years, and would recommend to friends. I rarely hear neighbors in my apartment, and I have one of the best views in the city! Just ask my friends who come over just to take pictures on the balcony, haha.

Capreit, worst managing ever, worst services ever
The most disrespectful staff I've ever seen in my life. They do not take responsibility for anything ever.
1- There is bed bug in this buidling
2-They closed garbage shut without any reason
3-They do not fix things in apartments, unless you go and tell them like 1000000 times
4- They take our parking spaces for more than 3 months
5- No security service at all
6-Warm water is cut times to times
7-Very cold in winter
Worst staff ever, very rude, very irresponsible
Do not rent Capreit apartements (65 Sherbrooke east)

Like the previous reviews says, the building was good until CAPREIT bought it. It is soooo unlivable that I have 3 friends who moved out just because of the management.
I was just trying to live in peace but it is crazy how they will not stop bothering us! We got notices multiple times saying that we did not have a lease... HOW RIDICULOUS! When we showed, they told us they did not find a lease for us in their records...I mean clearly I been living there for years and always paying rent! Then they VERY rudely asked us to bring a copy of the lease to “prove we had one”.
Like if that was not enough, then we started getting notices that our car was towed as “their records say this parking space should be empty”. Once again, we bring a lease to prove that we have a parking. This does not solve the problem as we got TWO more notices regarding our parking, how ridiculous! They never apologized and always treated us like we were thieves or something.
They also charge MANY illegal fees such as during lease transfers ( 200$ "administrative fees") and then try to bully you into thinking they are legal.
It was impossible to discuss anything with the management there and at the head office as I have yet to find one person at CAPREIT who is not FREAKING RUDE! We are not difficult people but it is CRAZY how HORRIBLE a management can be to the point that we definitely are looking to move out.
Our friends in other CAPREIT buildings face similar issues... worst company ever! WORST WORST WORST. You will definitely regret it if you rent with CAPREIT.

We were very happy living here until CAPREIT bought the building. The previous management was great. Since CAPREIT took over, employees are disrespectful to their tenants, unprofessional, inefficient. They mess things up and then blame you. I am constantly shocked by how unprofessional their employees are, and how they refuse to take responsibility for anything. But the problem probably comes from higher up in the management, and the employees are just a symptom of the overall dysfunction.

65 Shebrooke east claims that there are 3 working elevators but since Capreit took charge, they never fixed the third elevator so there was a petition from a neighbour telling all the tenants they can legally ask for a discount in rent because it was NOT what was advertised and that it was 100% Capreit's fault. Capreit responded badly; they threatened that neighbour with wrongful termination of lease, disruption and homelessness! Then they sent another letter to everyone person's door saying that tenants will not get any monetary benefit by pursuing this legal action.
Couldn't Capreit use the time to just fix the damn elevators instead of defending incompetence? LOL

1 1/2 assez grand. Bien situé et insonorisé. Le building est très bien entretenu (piscine intérieure, gym, sauna) et le personnel sur place est disponible pour répondre aux demandes (réparations, entretien ménager, etc).

I barely ever hear my neighbours (unless they're in front of my door), the landlord has a 5 day grace in the beginning of the month for everyone to pay rent, its clean,quiet and amazing location. The pool and terrace are very nice and the washer/dryers are in great condition.
I asked for one repair once,it was done the next day.
I have several friends who have lived in this building for years..I would highly recommend it.

Love everything about this place. The service is outstanding and the rent is very reasonable for the location/condition of the apartment.
