They make you pay for an illegal security deposit. They blame you of their faulty building. They enter your house without consent or without anyone home. They claim it's an emergency to get away with violating your rights. If I could give no stars, I would. I moved here 3 months ago and this place isn't good and the management at Gestion zabar is really difficult to deal with.

Here's what I went through, so far in the past three months.. 1. 6th of January. Lease signed

2. 13th of January. keys are handed to my girlfriend by the concierge.

3. 24th of January. We start moving our furniture in the apartment.

4. 12th of February. Notice of plumbing issue to landlord

5. 14th of February. Has concierge and plumber enter my home without notice or consent while we were out. Concierge tells me that they came by on the 15th of February.

6. 17th February. notice of window issue to landlord

7. 23rd of February. Concierge and plumber come by without notice. To have the plumbing fixed and to be polite, I allow them in. Problem fixed and when asking the plumber what the issue was, he states "I don't know." He swapped the plumbing below the sink and it somehow started working again. More than likely an air leak which caused backing into the kitchen sink. I exit my house for a cigarette and the plumber soon exits the house. I thank him and he leaves in a white van.

8. 24th of February. Demand Letter for my rights to be respected when it comes to repairs on the house and to put my security deposit into my next rents pay, backed and stated with rights by tribunal to landlord.

9. 26th of February. Landlord calls, recorded phone call. No conclusion to my security deposit, so I asked him to only contact me in writing. He said that he entered my home with just cause because I indeed notified him of the plumbing issue. He states that it was an emergency and that it was leaking into the garage below my house(I do not have a garage below my house.) and that he needed to have it fixed(recording shows that plumbing has not had repairs since the pipes were installed.).

10. 27th of February. 2nd demand letter asking for him to comply before I choose the option of processing a file with the tribunal.

11. 28th of February. Noise complaint about the neighbours above. Noise lasted from 12:45 til 2:45. Police called. Notified landlord with footage and no reply given.

12. 1st of March. Noise starts at 12:40. Police called. Police stated that they would need to hear it for themselves even if I handed them a recording of the disturbances. Notified landlord with footage and no reply given.

13. March 2nd. Noise from the neighbours above. Didn't notify the police due to the fact that one of them had just blown it off. Notifying landlord at this point seems hopeless so I chose not to contact him for this.

14. 3rd of March. Noise complaint so I decided to contact landlord. Four nights in a row where they kept my children awake was enough. Still no reply.

15. 6th or March. Final notice to the landlord that I will pursue legal action. Book an appointment for consultation with Schneider associates.

16.March 11th. Accusations for plumbing issue arise for the first time with the landlord. Proof given that I did not buy dishes until the 14th of February and no such clog could be caused by me.

17. March 12. Petition made

18. March 16. Petition taken from me by staff.

Anything but transparently when they fail to tell you the building has plumbing issues, the silverfish infestation, the windows cannot shut.

I tried to make a petition, and that seems to have been stolen from me.

The floors are scratched up by dogs. The walls are just painted over and not even plastered. There are gaps in the floor and drywall just inviting pests in. No caulking.

Everything has been a worry with them. 1550 for an apartment? Don't I deserve better service?

Close to everything- buses, library, shopping center, fairview.
Walls are paper thin, noisy, freezing in the winter, unable to contact landlord about anything, the building is filthy, urgent repairs are done months and months later.
