be careful with the landlord, make sure you know the rules for renting in quebec. only 1-2% increase is legal - landlord will raise it 4-5% if you dont know any better to take advantage of you, you have to say no to the increase, watch out. she is also very slow with repairs, most dont happen at all. she will also list the apartment under 6004 sherbrooke (her store) instead of 2384 belgrave (correct address, on top of the store).

The landlord is a nice person but terrible at her job. She is too overwhelmed from the demands of her pet store to keep up with the needs of the apartment building. She will definitely sugarcoat the building to you when you first meet her (we're painting this staircase soon, we're getting a new mailbox, I'm buying a washer/dryer for the building soon, I own the store downstairs so I'm here all the time and I'm very responsive). None of these came true.

While it is true that she is "just downstairs", she will hear your problems but do nothing. She swears she'll fix things and help you, and that she's on your side, but she's really lost somewhere in space. She will blame lack of repairs on the fact that she doesn't have a handyman, um ok, HIRE ONE! That's no excuse for tenants living with leaking windows and a broken faucet for months (still not repaired).

My bathroom fan was broken since the day I moved in, my whole apartment would fill with humidity whenever I showered, she never fixed it even though this will be a problem for her in the long run. I ended up replacing the bathroom fan out of my own pocket just to save my furniture. She has no follow through and also doesn't seem to care very much. Send a repair request by text and she will ignore it.

The building has NO washer dryer at all, despite listing on Kijiji that it does or promising she'll buy one soon. The hallway walls are thin so you can hear everything in the hallways. Neighbours are all very kind though and the location is unbeatable!

There are several security risks in the building though. The front door is extremely weak and falling apart, it is often left unlocked by other tenants, buzzer is usually broken, and the front door is also a fire hazard (opens the wrong way). Canada Post regularly halts our mail service because our mailboxes are not secured properly to the wall (safety/fall risk). Like I said, the landlord is a kind person and has a good heart, but zero ability to manage and care for a building. Oh, and don't you dare mention calling the city inspector or taking her to court (as you rightfully should), as 'Nice Landlord' will disappear. She has told me herself that she has been taken to court by tenants many times and stories from current tenants are not any more reassuring. Looking to transfer my lease if anyone is interested!
