This apartment looks nice, it's large and bright with a great view (on the south side), but I've had several issues living here.
1. My bedroom door doesn't close because the door doesn't fit the frame.
2. The glass bowl that covers the light in the dining room was missing when I moved in.
3. My mailbox doesn't have a lock.
The unit was empty for at least a month when I moved in, so these repairs could easily have been performed before the start of my lease.
4. The walls are paper thin and some of the tenants are very noisy. My neighbour frequently has friends over on week nights and I can hear them shouting while I'm trying to sleep. He hosts monthly parties that last well past midnight, occasionally until 3 and even 5 am. He intentionally plays his music loud enough to be heard clearly through the walls. When I told him that his TV is frequently louder than my own TV he suggested that I just turn up the volume and said that he could make as much noise as he wanted because the walls are really thin.
5. When I told the janitor that my toilet was broken, he said he'd be up in 10 minutes to fix it. He never came.
6. My apartment periodically smells like weed, despite smoking marijuana being prohibited in the building.

The noise issues make this apartment unlivable. If the walls had some form of soundproofing and if the management did more to attract quiet tenants (and weed out the intentionally disruptive ones), then this would be a great apartment.

Pros: Large well-lit closed 3 1/2. Concrete floors, two elevators, indoor parking available, allowed to repaint, bathroom and kitchen in very good condition, quiet street, thermostats (analog) & electric heaters, heater and GFCI outlet in bathroom, tiled floor in kitchen, double-hung double-pane windows & patio door (nearly new!), trash chute, laundry facilities, great view from the south side. Live-in janitor. Repairs done within a few business days for minor issues, even faster for more important stuff.

Cons: PAPER-THIN WALLS BETWEEN APARTMENTS, very bad if combined with rowdy tenants! Some sections of the building have a college dorm party vibe. My next-door neighbor sometimes has people over and listens to music + TV + SUBWOOFER from 7-8 pm until 2-5 am, even during weeknights. Issues persist even after he moved his sound system away from the shared wall. Despite building regulation saying that quiet hours are supposedly 11pm - 7am, janitor declined getting involved (I have reasons to believe he attends my neighbor's parties himself). Unlike other places where I have lived, there is no building rule against subwoofers. Only resort is wearing earplugs to bed, banging on the wall/knocking at the door when it gets very loud (and hope it will be noticed) or calling the police...

This would be a very nice apartment if it weren't for the noise issues and the lack of cooperation from management. Other minor cons: Bathroom only has a ceiling vent (no fan, no window). Hallway ventilation system is on between 6:40 am - 11 pm and makes a low rumbling noise, but I got used to it. Personal washers and driers strictly forbidden (not even portable ones). Electric outlets have been painted over so there is paint on the inside, check when moving in.
