Apartment had been vacant and unmaintained for some time when we moved in, although we have cleaned & maintained thoroughly since. Building could use a bit of updating/TLC (electrical is from the 70s and a little spotty in places, window insulation leaves a bit to be desired, front entrance could use some remodelling) but overall has good lighting for a basement unit and is well located for accessibility & services (grocery, post office, pharmacy, and other conveniences all very close by, as well as good bus/metro access). Quiet neighbourhood, occasional skunks & raccoons in the area but otherwise no trouble. Typical conditions for basement apartments (spiders and other bugs, cold during winter, etc.) are to be expected but generally are not major concerns. Laundry room is in a separate but accessible section of the building (separated by a common access hallway, just outside the back door to the unit) & is a bit cramped when rotating laundry with another person but otherwise serviceable. Access is restricted by a key & therefore only the tenant & landlord have access (the landlord does not use the laundry machines but uses the room for storage). Price was quite reasonable when I rented, although I cannot speak to any future price increases.
Landlord lives in another unit of the same triplex but can be difficult to reach due to slow response times & tendency to not respond during evening hours or on weekends (observes Sabbath on Saturdays, does not check email or answer phone evenings or Sundays). There is no auxiliary point of contact when the landlord is not available for religious observances or other holidays/absences, which is less of a problem for tenants who are willing and able to check fuseboxes and/or handle similar minor inconveniences themselves. The landlord has occasionally become confrontational with tenants (myself and others, including the upstairs neighbours) and the landlord has a tendency to drop by with little or no notice, although he will generally not intrude on the apartment. Highly recommend researching & knowing tribunal rights if planning on taking the apartment to ensure you know what the landlord should and should not be expected to do & what rights you have when interacting with him.
Building: 3.5/5, good but needs some extra work to become great
Area: 4.5/5, very accessible & good area, if a bit long/inconvenient to reach downtown & located on hills (more troublesome when driving clutch)
