This building is one of the best kept places I’ve lived in. The person who is responsible is a kind and compassionate man who takes the time to screen the people who would like to rent from him to assure the overall safety of all tenants. A man who takes the time to know you and make sure you are well taken care of. He offers quick service and is always looking to improve the space we live in. He ensures to keep us aware of any and all activity going on in the apartment such as fire alarm drills, bikes with no locks, locker rentals etc. The walls may be a bit thin, however we are in an apartment building and that is to be expected. Overall, the majority of the tenants in this building are respectful and friendly which makes for a very nice living space. Highly recommend!

I had the pleasure of living in this wonderful building for 2 years before moving out when I moved into a house with my fiance. I strongly agree with the positive review above when they said "If you have complaints about the landlord, the price, the rules, or the location, you are most likely the problem; there is good reason why many of the tenants have lived in the building with the same owner/landlord for 20+ years."

I apartment hunted for over 2 months and visited about 60 different places before finally landing on this little gem. Sure, it's an older NDG building but the landlord has put so much of his time and energy into renovating and giving this building some life. As a single female looking to move out on her own at the time, I placed a lot of importance on feeling SAFE! The whole building is wired with security cameras and the front door is always locked. The intercom system connects to your cell phone and can be accessed anywhere on the island of Montreal. During the week the landlord is always a few steps away from the front door and on weekends he can easily be accessed by text or phone call. He also always leaves someone in charge on the weekends in case of any emergencies. As already mentioned, yes the landlord is a little older so may need some reminding sometimes but if you're respectful and understanding with him, you will get it back tenfold. He supported and encouraged me like a father, always there to chat and help if ever I needed. The building is full of young professionals, young families or older tenants who have been in the building for MANY years. Every tenant is screened before being allowed to rent the apartment. The landlord strongly believes that he rather have an empty apartment than shitty tenants (breathe of fresh air if you ask me!). I never had a shortage of hot water or anything and he heats the building quite well in the winter. There is a common space in the back with BBQs and picnic tables and as long as you clean up after yourself, you're more than welcome to use it. In the summer he puts big umbrellas on most of the balconies and during the holidays he decorates the hallways with decorations. I would highly recommend this building. Before believing any bad reviews, go and see it for yourself.

I am a woman in my early 30s and have lived in apartment buildings my entire life. I know what I am talking about when I say that living here has been one of if not THE best experience I've had as a tenant. I moved in July of 2014 and have yet to experience a downside to living here.

To start, the building has been owned by the same senior couple for well over two decades. The husband/landlord is on site most days from Monday to Saturday until at least 6pm. Never mind most buildings where the landlord lives at least two boroughs away and other than when rent needs to be collected you never see them. The landlord of this building is literally steps away and his door is always open should you have any issues that need to be addressed. I know from experience that he always has a list of what needs to be done in or around the property. Your problem goes on that list and is taken care of within the week. I had an issue with my toilet recently and the plumber was there the next day. I've never had such prompt action in the other buildings I've lived in. If ever the landlord isn't on site, he answers calls and texts within the day.

The building is a short 2 minute walk to the nearest bus stop and the local depanneur. There's a major grocery store that's a 10 minute walk. We're lucky enough to have washer and dryer in the building, two of each. And for clothes that need special attention, there's a dry cleaners within walking distance.

The only drawback I can think of is that you will definitely hear noise and movement from the surrounding apartments. I don't think that this is anything out of the ordinary given the age of the building; this has been an issue in most of the places I have lived. Most of the tenants are aware of this though and we all tend to be pretty mindful. Never had to ask any neighbors to keep it down nor vice versa.

Overall, if you're an individual that is respectful and relatively pleasant, you won't have a problem living here. The tenants that I've seen have bad experiences were either in relation to late rent payments or they were rude/disrespectful to surrounding neighbors. That last one is usually what will cause you to have a real problem with the landlord. His utmost concern is the well-being of his tenants and he has zero tolerance for those that cause problems for others. This, above all else, is why I love living here. I couldn't ask for a better environment.

I've been a resident at this building since summer 2014.

The building is well-maintained, and the landlord is approachable and amenable to repairs and the like- I've been more the adequately informed of any issues in repairs or the like and work has always started and been complete din what I'd consider a reasonable window. The landlord is not hard to get a hold of, and is willing to work with you regarding any issues you might have. as mentioned in a prior review, the landlor dis always a t3ext away and very friendly- dealw ith him squarely and he does the same and there's noa ttempting to pull the woll voer your eyes or deceive you.

The building itself is, as mentioned, well-maintained. Heating is central and it's kept at a perfectly warm temperature ,. The other residents of the building are friendly, and the noise level is perfectly reasonable for an urban dwelling (The noisiest thing is the train line nearby, but there is nothing that the landlord can do about that). It's an older building, and the walls could be thicker, but it's nothing out of the ordinary. The landlord regularly updates infrastructure within the building as well.

Price-wise, the building is VERY reasonable for what you get out of it,

Overall, this is a good, solid, well-maintained residence and would recommend it to friends as a good place to live.

This is one of the most accommodating places you can live with one of the most generous owners I have ever met. If you are a good person, you will be very happy here. If you have complaints about the landlord, the price, the rules, or the location, you are most likely the problem; there is good reason why many of the tenants have lived in the building with the same owner/landlord for 20+ years.

If you want something done, the owner is a simple text away and most times he will answer immediately. He is aging, so reminding him of some issues is occasionally necessary, but it's not common. If there is an emergency on weekends or on days he can't be there, there is always someone on-site to help you or address your concerns.

The sound insulation is not the best, but it's no worse than any other building as old as this one, so it's to be expected. Besides that, the landlord has told me that the structure itself has been majorly renovated within the last 20 years, so it's in better shape than most others.

The heating in the winter is very generous and all tenants are encouraged from the very beginning to ask about turning it up or down, should they deem it necessary, but I have personally never found the need to.

The location is great: there's a bus stop on the northern corner of the street and a dépanneur at the same place. There is also a grocery store on the adjacent corner, with another one a block away from there and a more "regular" one about a 10-minute walk away. There is also a gym right near the latter. If you drive more, the free street parking is nice and one can usually find a spot nearby, if there are none available in the garage. All in all, the location is great!

There are only two washers and dryers (each), but there is rarely any overlap in use. The fact that they're on-site is a big plus, though.

I remember one other reviewer's experience with a single event (not the "occasional" one, but a single one in the over two years I've been there) that happened in a neighbouring building: it was a charity event (that had a permit) that ended at 9:00 pm for the community's children.

The walls are extremely thin so you will hear everything going on around you. Every once in a while neighbour in adjoining backyard holds "fundraiser" concerts using an amp and microphone at a volume so high you will not be able to watch tv. The person who does this is the landlord's friend and he tried to convince me to not make a fuss about the volume of the music. Water takes a very long time to heat up. Raccoons tend to show up on the fire escape outside my window so if you have a cat (the only animals allowed) be sure not to rent on that side. Nobody is around to take care of emergencies on the weekends. Everything has to wait til Monday and even then there is no guarantee.

The landlord will act very friendly tell you that work he has promised to do even before you sign has been done but it probably won't be so check EVERYTHING. He puts on a good show but won't hesitate to yell and accuse you of having broken things that weren't working when you came to see the apartment.
