Disrespect of all kind! I have been suffering from their construction noise for about 20 days and I made my complaint to the manager, she said I’ll make you pay the rest of the rent if you raise a complaint to the tribunal! Not solving the issue. The roof is almost falling over my head and the manager ignores my calls from that day on, she picks up… knows it’s me… then hang up immediately! I don’t recommend living in this building after this poor treatment.

To avoid at all cost. Ne louez jamais à cette adresse. The owners have no respect towards their renters and will do absolutely everything in their power to avoid even their most basic responsibilities.

Under no circumstances rent an apartment here. This building is incredibly poor condition and is not maintained well at all. There are significant water leaks on a regular basis, and the plumbing is in very bad repair. Our apartment has flooded twice since we have lived here. There is black mold, rust, and water damage all over the building and in the apartments. I have uploaded some photos showing the state of our bathroom at the moment.

Repair requests, including necessary ones required by law, are never completed, and the landlady will attempt to blame you for things which are obviously caused by the neglected state of the building. The maintenance people are rude and make insulting comments in front of you, don’t listen when you try to explain what the problem is, almost always leave jobs half completed, don’t answer their phones despite supposedly being available 24/7, and sometimes just don’t show up at all. Something as simple as having a neon light replaced has gone uncompleted for months.

We have also had issues with them making derogatory remarks about a gay couple in the building (calling them “disgusting”) in public.

Appliances regularly fail and are replaced with appliances in equally poor condition who subsequently also fail.

The landlady was difficult to deal with. First, she attempts to charge illegal fees. Second, she is consistently rude and hostile in her interactions and regularly lies about the rental regulations. She has constantly harassed us since we have moved into this building. She goes out of her way to instigate confrontations and has screamed at us without provocation on multiple occasions. She regularly attempts to coerce us into allowing her to break rental laws with threats of eviction and misrepresenting the rental board laws. She also consistently lies about doing these things, despite having written them down in her emails.

Her behaviour was so extreme we have had to issue multiple formal notices for her to stop, as well as a cease and desist.

The convenience of the location is not enough to make up for all the other downsides of living here.

The only positive things I have to say about this building are the location, safety, and temperature. It''s in the middle of downtown (while there is some noise, the convenience more than makes up for it). I have been living here for a year and a half and not once have I felt threatened/uncomfortable.
The heating is perfect. I have never been cold in the winter and would say that I''ve actually been a little warm.
Unfortunately, the rest of my feelings towards this building are negative. After living here for a year and a half, I figured I would be friendly with the staff and know who they are, especially those who work in the office...WRONG! The managerial/administration staff changes at most every week and at the minimum every few months. It''s outrageous. I expect to have a constant staff that know who I am, what apartment I live in, and who actually CARE about me as a tenant. Don''t even get me started on the laundry in this god forsaken place. The washer leaves my clothes dirtier than before they went through the cycle (multiple times--and forget telling the ever-changing staff about it! They don''t care!!). The ''dryer'' doesn''t even dry anything. It just heats up the load for 45 minutes and that''s it (also not worth telling the staff about).
The lighting in my apartment is atrocious. There are only two lights in the main part of the apartment. One at the entrance and one in the alcove. Literally, just what the hell. I have about five desk lamps scattered about the rest of the apartment that begin to approach desired visibility.
The staff, when they''re actually available, are difficult to communicate with. I''ve had countless rude encounters with the administration and I''ve been disrespected in front of other tenants and prospective tenants. When something needs to be fixed, you best be prepared to make a trip down to the office at least three or four times before someone even thinks about coming to check out the problem. I''ve done this enough times that they don''t even try any funny business with me because they know I''m just going to keep showing up at their door.
And one last thing about the temperature. It''s lovely when IT WORKS. I was gone on holiday for a month and my heaters broke THREE TIMES. Thankfully, I had my boyfriend checking in on my apartment so he was able to fix it.
The only reason I would recommend this building to anyone would be the convenience of the location and the price that you pay for it. However, you are going to have to be willing to deal with A LOT of crap. Make sure that the price you''re paying in humanity points is worth the price you''re paying in dollar amount.

Great location, great access to public transportation and quiet outside considering how close it is to downtown.
Extremely cold in the winter (16-17 degrees on average), but pleasantly comfortable temperature in the summer. I had to repeatedly inquire about doing repairs for 1.5 years that they said they would do and were written in the lease. They finally came under short notice and did not advise me the products being used were very potent and that I would have to spend 48 hours somewhere else. I happened to find out when chatting with the repair man, otherwise I would have returned home from work at midnight and discovered the problem then!
