Apartments are lovely. The building interior outside of the actual apartments less so. Carpets aren't cleaned, walls aren't cleaned (even when obvious, clearly visible spills on walls or carpets), stairwells and halls kinda gross.

Neighborhood is great and place is well-located for convenience. Not accessible, no elevator but indoor staircases (other than a couple steps outside) and wide staircases are easily for mobility aids (not on wheels).

The apartment is well-insulated from neighbors down the hall. Upstairs neighbors you can hear music lyrics but mostly pretty considerate to hours playing loud music. Apartment is right on Sherbrooke, which gets pretty loud for the windows facing that street, but if the windows are sealed, it's not as bad.

Appliances (stove, fridge, dishwasher, washer, dryer) are old and not energy efficient but usually function. For repairs, it's a headache. The management company tries to bear no responsibility and just collect as much money as possible, even for basic things ($50 for replacing one key?). They say the concierge is there every weekday, but only for a couple hours to clean the common spaces for the businesses on the first floor and leaves. Maybe 1x-2x a week a walk through for lights out in the hall since it takes days to be replaced but usually within a week. No cleaning. (Occasionally tenants will wipe down the walls in the hall and staircase when it's bad.)

If you call the concierge, he may come the next day or show up a month later without notice or he may refuse to over the course of months and not reply to text messages until you go over his head and threaten to go to the regie. Even then, if they're dragging on repairs, send a registered letter and be prepared to go to the regie. They don't follow the law. They push the rent up every year by $25 and they say it's mandatory and don't use the legal forms presenting the option to stay without accepting the rent increase. Appliances buzzing loud enough to give tenants migraines aren't fixed. A window that doesn't seal all year is only addressed with objects under $7 and left as 'good enough' when it still won't seal, even during the winter. Frost inside other windows even that were installed sloppily. Door locks are installed badly and break frequently.

The building could be worth the $$$ money charged but not if it's never maintained and the management company and those they hire don't start caring.
