So the old landlord wasn't great, but the new landlord is worst. He's trying to renovated the building, but as no idea what he's doing. In any cases, the electricity is very poorly wired, so there's a high risk of fire (cable exposed + power outlet making blue sparks) and the lights in the bathroom doesn't work well (while this room being the darkest cuz no window). The noise is terrible, you hear everything your neighbors are doing and everything that is going on outside. It's not well insulated for the winter BUT the water eater is in the apartment, so it does help a little. It's a furnace in the summer though, little to no wind passing through. There's been mice in the wall, as well as a huge bedbugs issues that is still somewhat ongoing throughout the building.
The landlord doesn't care about what you have to complain about, he's happy to be paid. Also, he gives out contract ("rules") that are illegal, like you have to pay if there's bugs or mice, which you don't. Report him to the city if he tries to do it, then the Régie.
The floor are crooked. The front balcony, which is the more interesting, is scary cuz it's slowly bending forward.
I hope he'll redo the bathroom tiles on the walls, cuz water has been infiltrating the gyps, and it's not solid on some spot. The bath is nice, but what has been done around it so it doesn't use a curtain that goes all around it is a mess to clean. The shower should be fixed to cuz it's only a plastic hose connected to the shower head: no pipe in the wall. Both the sink and the bath don't flush water well, there's nothing to be done except change all the pipes, which I doubt will be done.
The kitchen is also wired like a madhouse. There's no place to plug the fridge so you have to use a power cable of high capacity, which you'll have to leave in front of the back door. The pipes for the washer are also made like they didn't think beforehand about how to set the kitchen properly, so you might get issue with those at one point or another. Forget trying to level the stove, you won't be able to, the floor is too crooked.
Finally, both the back door and the first door to reach the inside stairs to the 3rd floor only have doorknob lock, which is completely not safe at all. I hope you like your neighbors, because you'll basically have to leave with them, hearing everything they do and sharing that door and stairs. You'll have to deal with the neighbors downstairs too, because you'll hear them too. Also hope the neighbors are not heavy walker cuz that too, you'll hear like they are walking on top of you. And if they close the door hard, you'll feel like the building will collapse on you.

So yeah, basically, even if a lot get fixed, stay away. It's way too expensive for the quality of the place, + it's super small. There's better apartment in the neighborhood than this one + better landlord.
