LeClos St. Andre is an amazing building, with my landlord being a young friendly understanding person whos absolutely there to assist me when needed and speak freely of issues in a straightforward get to the point, clear and confident way leaving me fully aware of whats going on. never being left in the dark or confused. the onsite concierge is a gentle and kind grandfather type of man whos diligently been working nonstop since i moved in and maintaining the place in luxury condition, the gym has its flaws, perhaps its not state-of-the-art and in mint condition however its always clean and well kept along with actually having a plethora of different machines. the elevators are always working and quite quick with lots of room for standing space. the neighbours are working members of society and no one ever seems to cause noise during unreasonable hours since the walls are thick and soundproof, loud noise can still be intelligibly heard if your house is quiet enough. speaking of houses, my flat being an amazing ~1000sqft freshly painted, open spaced, large windowed, modern washer/dryer/dishwash built in, high ceiling 2nd floor dream home for my family and i. the only nitpick i can possibly even come up with is the no smoking inside rule. as a smoker myself though i find myself being accepting of the policy and have to smoke on my unmentioned large balcony facing over a private garden full of plants in the summer and a christmas tree for winter. beautiful and absolutely perfect; located centreville and walking distance to everything. that is, if not for all the junkies around berriuqam metro.

everyday to the office i get stopped by at least 4-7 bums asking me for either a lighter to smoke crack, or some non-existent pocket change i must have. some are polite and dont mean anymore harm than asking for "assistance" during a time of need but others can get more troublesome depending on if your dressed like a hippy dreadlock trance stereo-goer or the suit wearing financial advisor from the bank across the street from it. Ive watched maybe 10 bumfights whilst ordering from mcdonalds down the street where police once again visited their favourite 4 minute destination from SPVM hq21. I once encountered someone try to actually get into a physical altercation with me on the way home one night from buying cigarettes and ended with them following me down the street yelling until police intervene within 25 seconds from this first occurring. my honest opinion here is not to sway you away from this hidden gem its just to bring to the attention of those not from the place-spectacle area like myself where im from the otherside of the island. however im 6"3 at 190lbs so ive not really been too scared or worried of the fellow local dirtbags around me on the streets. i very easily bounce them when they ask for change by telling them "true change comes from within" or that i only use mastercard etc etc. with the added bonus to the former mentioned police of hq21, theyre always on patrol and keeping an eye out for trouble to make up for any junkie fears i may of unfortunately installed in you with the prior paragraph.

im extremely pleased however it sucks to be writing such a highly rated review on my home and experience here because i dont plan on moving out for someone else to take my place for another good couple of years.

I moved into the furnished apartment 304 in October 2016 for $1300 a month with $1000 deposit. I selected this apartment since it is near Metro Berri UQAM and I was new to the city and wanted to live downtown.

The landlord doesn't live in the same city and was not present when I signed the lease. She had a representative to do it. There are some mistakes I made as soon as I moved in which I have listed before. I did not know these things will bite me back when I moved out-
1. The apartment was not cleaned when I got in. There was dust in the windows and the floor and carpet looked like there was no cleaning done. The representative Mr X informed us the cleaning lady would come the next day which never happened.
2. The bedroom lampshade was torn along the edge - I noticed this a week after I moved and should have taken a picture and mailed the landlord. I thought it was too petty of a damage.
3. The 2 similar duvet covers from Ikea were old and worn out and had small tears all through the duvet which aggravated during the next wash. So, I folded them and stopped using them. Again, I should have taken a picture of the small tears on the duvet and mailed my landlord. And again, I thought it was too petty of a damage to bring to notice.

Now, when I moved out - I had to end the lease in 7 months since I got a job out of town, it was mutually agreed to break the lease where I pay a penalty of $250. I handed over the keys to my landlord with the statement that I will be getting back by $750. Then I get a call about the duvet and the lampshade - looks like she was not aware of these damages existing before we moved in. She wanted to deduct another $250 off for these. When I went back to the house to explain of the damages already existing before we moved, she got very ugly in her behavior. The house that was fine to her when I handed the key suddenly had dust on the floors and windows and her ugly carpet seems to have gotten dirtier in minutes.

I must say when I went to Ikea the next day for my own shopping the exact same duvet - a brand new with pillow cases was $49. The lampshade was a tiny cloth one, and I am sure wouldn't be more than $20. Looks like she expected to renew her furnishing off of my money. I was appalled at her behavior for these minute things- there was no damage to the house. She yelled at me to get out of the apartment - I wasn't given back my deposit and technically I was still tied to the apartment and my rent was till the end of the month.

It was very unkind to treat a tenant that way who lived in the house. She yelled at me to get off her old carpet which I was standing on. Just an hour ago I was standing right there with all smiles handing back her keys thanking her for my stay. Just because you get back your keys doesn't mean you can toss a person out of your sight just because there is a conflict of talks. She kept demanding me to leave without my deposit but I held firm that I was not leaving without my deposit of $750 and was not paying for the damages I have not done. I left once I got an Interac confirmation that she returned the deposit because I was sure once I left the building I would get nothing out of my deposit.

If anyone is renting apartment 301, please be prepared to deal with a woman who is unreasonable to talk to. Please be advised that this apartment is right on the busy street of Rene-Levesque and is not for light sleepers. You cannot leave the windows open at night due to the noise and it gets very stuffy. The sink gets blocked every now and then - bathroom and kitchen have a common outlet - invest in some drain cleaners, all the light bulbs need constant changing - which again is not considered as you spending something on the apartment. You might have to pay three times the price of old sheets. A petty issue of duvet and sheets was a thing to be yelled at and mistreated when I left the house. Be warned.
