The building is conveniently located in the heart of NDG. And that's about all that is good about this place.

The administration of the building is horrible. When GWLRA took over the building, we lost our live-in concierge/janitor. If you have a problem and there are many problems, you call a "Call Center" and leave them a message and 4 out 5 times, they never get back to you.

That is to say, communications with management is very poor and ineffective. You tell them you have a problem, they fill in a work order, send it for approval, and then handed to an overworked caretaker, who after a few month, quits.

On two days a week, there is someone in the lobby office, and often it is a real estate agent showing the building to new prospective tenants - aka victims.

Management is taken to the Quebec Rental Board (TAL) often. Judgements against the landlord is sometimes hard to enforce as they keep dodging the issue.

We have had many floods in the building. In 2018, the lobby was flooded and took six months to repair. The building has been very poorly maintained for decades.

In 2008, a balcony fell and dangled from the penthouse.

The laundry room is too small and crowded with too many machines. No laundry in the units.

Employee turnover is very high.

Tenant turnover is also very high as the building does not provide any level of services for the ultra-high rent being charged.

There are many false fire alarms, often in the middle of the night and there is nobody at the building. Some alarms are due to fault system and some are vandalism. You learn to ignore them and that usually does not end well.

The elevators are down often and if they come down on a holiday or weekend, the administration does not want to pay overtime, so it does not get fixed. Then the other elevator is used a lot, slow and tends to break down causing no elevator for a 22 story apartment building. And this happens often.

The garbage room is a mess - especially on weekends when there is nobody on site. The garage is full of dust and if you leave your car there for a week, it will certainly be dusty. And when it gets hot in the summer, the stench is horrific.

Now the building of 170 units is infested with rats, mice and cockroaches.

Garbage stench in the garage and stairways. They try to cover it up with perfumes and scent services. But we all know how dirty the building is.

Pigeons shit on all the balconies. It is really disgusting.

Common areas such as the lobby are cleaned, but you look in the garage or hallways, there is dirt and when they do clean the hallways, the just vacuum, and don't do the corners.

The balconies have been deemed dangerous because the railings are not secure. So they sealed the patio doors and you don't get to enjoy your balcony. No news on when they will be fixed.

The parking garage is tight. It was built in the 70's before SUV and pipes on the ceiling are low. Corners are tight. Parking spaces are small.

Management sends out notices of upcoming water or power shut downs. This happens often. And they send it to everyone - even if they are working on only one section of the building. And sometimes the schedule changes and we are not notified. After water shutdown, they pipe are full of air, rust and grease. Takes several minute to flush and if you don't flush from the bathtub, you clog up the screens in your faucets.

If you rent here, you have been warned for what to expect.

Building management:
This building is so poorly managed. I have second-hand embarrassment because of how under qualified the "management" staff are. Communication with management is difficult as they do not communicate effectively. Questions are left unanswered, no follow-up, and you will have to send multiple emails/ phone requests before you hear back. They often advertise 24 hour doorman services which is a flat-out lie - the doorman service is at night only, and they are often fast asleep.

Staff
Staff turnover is high and based on the interactions I've had with them over the years, they are all unqualified to be managing a building.

Cleanliness
The hallways smell like garbage because of the garbage chute, and it is particularly unbearable in the hot summer months. When we moved in they agreed to have it professionally cleaned before our move-in date. Jokes on us for thinking they would follow-through.

Common areas
Common areas (gym and laundry room) often require servicing but you will need to request it as they do not regularly check the status of things. The laundry machines are particularly disgusting, especially considering the cost of rent. Even with the gym out of service for nearly 2 years due to covid, most of the equipment does not work properly.

Units
The walls are paper-thin and the units themselves all have bottom-of-the-barrel fixtures and finishings. If I were the contractor of these units, I'd be embarrassed to put my name on the work.

Location
It's in a great location (walkable, near transit, safe neighbourhood). This is the only thing the building has going for it.

Parking
The underground parking situation is a disaster. It's far too small and logically does not make sense. They must have taken a first-year engineering student's term project as inspiration for the layout.

"very minimal" services - staff roll over very often, the only thing they did on my apartment since 2011 was unplug my drain - ONCE.

Lots of false fire alarm. Elevators fail often and if they break on weekend, often they do not get repaired until Monday Garbage is poorly managed - smells, lost doorman when the new management took over in 2017.

I went to rental board to have repairs done on my unit and won my case and one year later they still have not touched my apartment. They blamed it on COVID but they are working on other apartments. These problems have been with my apartment since 2016.

I find the management at GWL RA to be very difficult to work with.

The location is superb - The building management non-existent. No concierge on premises at all times.

The building is owned by Great-West Life - GWL Reality Advisor. Google them and you will see that they are not clean nor responsive to repairs. No live-in janitor. Got to call a call center for emergencies.

The building is dirty, smells bad. The garage is in dis-repair, holes in the floor, water leaks from overhead pipes. Office hours are supposed to be 9-5 but nobody is ever there. Phone numbers lead to full voice mailboxes.

Numerous fire alarms.

Expensive but lacks service. Website brags about how clean and easy they are to work with - NOT.

The management of this building has gone from bad to worse. The new management decided to only have a doorman at night which is USELESS to anyone who is expecting deliveries. They also decided to fire the live in janitor/handy man so whenever there is an emergency in the building at night it take ages for anyone who works here to actually show up and rectify the problem. They ignore problems which then lead to bigger problems (example: due to neglecting plumbing issues, major leak in lobby). The list goes on but I think the point is this building is GARBAGE! Oh and they are mice because when the garage door broke, they left it open for a few days. Cherry on top!

Too expensive price for a very bad experience. We have bad people living there and cops and fire workers are always around.
