3454 Aylmer - the location is convenient, close to Montreal downtown. the apartment is generally in ok condition, a bit on the smaller side. There is self-pay washer/dryer on lobby floor. There are no elevators in this building.
However be WARY of the LAWSUITS, and all the extra fees the landlord will happily slap on!! Like cleaning fees, lease reassignment fees .... etc, all for several hundred bucks.
Landlord Cogir management / 9012-5196 Quebec Inc will pursue lawsuits for even the smallest slight. Me and at least previous 2 tenants for same unit have been sued, just search up rege du logement website (https://www.rdl2.gouv.qc.ca/internet/asp/consultation-dossier/plumitif.asp) for proof of all the previous lawsuits!

It''s a pretty quiet street. If you take an apartment looking towards the street you might get some noise if there''s construction going on.the apartments are all 1.5 and 2.5. The janitor is friendly and the company employees approachable. You can keep a cat. The rent includes all utilities. You only pay for your internet.
The rent is a bit high in terms of space available. However, it''s the lowest available for studios close to McGill, I guess.
